We are committed to providing landlord and tenant services that remove you from hassle, free up more of your time and can only be rivalled by the most ‘hands on’, dedicated and informed of landlords.
We are a small letting agent whose ambition is not for rapid growth but rather to grow slowly and organically through positive recommendations. Setting a realistic limit for our growth means we offer a more cost effective and personal approach to our service and ensure that our clients receive the highest possible returns on their investments.
We are property investors and landlords ourselves, with the experience to understand your perspective, and we treat your properties and tenants with exactly the same level of conscientious care and dedication as we treat our own.

We have a proven model for quickly and efficiently finding good, honest and reliable tenants. Our pre-viewing and rental applications filter tenants, leaving only the best applicants.

We strive on a daily basis to absorb any issues in tenancy so that we only have to involve you when absolutely necessary.
Our comprehensive maintenance service covers most aspects of maintenance, servicing and installations. When problems are reported to us we act quickly. We have our own experienced maintenance team, enabling repairs and maintenance to be dealt with swiftly and efficiently, significantly reducing the time between call and repair.
We want our clients to completely forget about the hassles and work of running their portfolio and to relax and reap the benefits of being an investor rather than a landlord.

We will take care of every aspect of letting your property, from sourcing a tenant, move in paperwork through to the day-to-day maintenance and inspections.
WHAT WE OFFER:

We visit your property, provide a rental valuation and give you guidance on the letting process.
Compliance
We make sure you are compliant with safety regulations and we arrange the necessary checks.
Marketing
We find the most suitable tenants for your property using all the main portals such as Rightmove and Zoopla.
Applications
We take pre-viewing and rental applications, and our proven model quickly and efficiently filters and finds good, honest and reliable tenants.
Checks
We conduct thorough references and background checks to verify the suitability of tenants.
Paperwork
We prepare a suitable tenancy agreement and have it signed.
Deposit
We collect and lodge the tenant's deposit with an approved deposit scheme.
Move-in
We offer detailed inventory and condition reports signed by tenants and supported with video evidence.*
Payments
We receive rental payments in advance and pay you promptly.
Inspections
We inspect the property periodically to assess the condition of the property and highlight any repairs or maintenance that may be required.
Maintenance
We arrange for any necessary repairs or maintenance, ensuring your property provides a well-maintained, safe home.
Move-out
We check-out tenants and cross-reference our inventory and condition report to assess if the property's condition has altered.*

LANDLORD FEES
Here at Ildiko Property, we like to keep our fees simple and straightforward.
We are not VAT registered. As investors ourselves we are aware of the implications with VAT, and by limiting the growth of our management company we can offer a more cost effective and personal approach to our service. This way we can ensure that our clients retain as much of their rent as possible and receive the highest possible returns on their investments.
Our standard fees shown are in relation to 1-4 properties but can be tailored and discounted on multi property portfolios of 5 or more.
Quick Summary of Our Fees

Our fee is 10% of the monthly rent with a minimum charge of £45.

We DO NOT have a set-up or sign-up fee for our clients.

Our tenant find fee (as part of our management service) is £275.

Detailed inventory and condition reports are produced for tenants to sign and are supported with a video at a cost of £149.99 for a 2 bedroom and £15 for each additional bedroom.
These are strongly recommended but are entirely optional. -
